Mortgage payment calculator

Get a rough idea of your payment. Canadian fixed-rate mortgages compound semi-annually, and this calculator does the same.

Mortgage amount-

Estimated payment-

Total interest over the amortization-

This is an estimate only, not a quote or a mortgage approval. It assumes the same rate for the whole amortization and leaves out property taxes, insurance, condo fees and default insurance. Talk to a mortgage professional for real numbers.

Cap rate and NOI, in plain language

Net operating income (NOI) is what a property earns in a year after its running costs, but before any mortgage payments or income tax. Start with the rent and any other income (parking, storage, laundry), take off an allowance for vacancy and unpaid rent, then subtract operating expenses such as property taxes, insurance, utilities the owner pays, repairs and maintenance, snow removal and property management.

Capitalization rate (cap rate) is NOI divided by the price or value. A property with $60,000 of NOI bought for $1,000,000 has a 6% cap rate. Turn it around and you can estimate value: NOI divided by the cap rate you expect for that kind of property.

  • What it is good for: comparing similar buildings quickly, no matter how each buyer finances them.
  • What it leaves out: your mortgage, future rent growth, big capital items like a roof or parking lot, and how long a tenant's lease has left.
  • Watch the inputs: a seller's number may skip vacancy or management. Ask for the rent roll, leases and a few years of operating statements, and rebuild the NOI yourself.
  • Higher is not always better: a higher cap rate can mean more income for the price, or more risk. Location, building age and tenant strength all matter.

If you are weighing a commercial or multi-family purchase in Grande Prairie, I am happy to run the numbers with you.
